According to SheetZ:
Sheetz Public Relations Manager Nick Ruffner. Sheetz decided not to extend its lease because the location on Buffalo Road was no longer meeting the company's sales expectations.
Ruffner said Sheetz has added multiple stores in Erie County since it opened on Buffalo Road almost 14 years ago. He said Sheetz is in a great position to reallocate its resources in the area with all Harborcreek employees being offered jobs at the company's five other stores in Erie County. They also have 3 other locations in that area about 15 minutes from Harborcreek.
That area has had major closings of businesses within a mile of that location including Big K. Evidently, SheetZ didn't own the building which I'm sure also was a major factor.
The store that was planned for Erie, which would have been the first store within the city limits was cancelled. No big deal.
You're right about WaWa. They would never open in Erie. Their closest store is about 8 hours from Erie.
Wawa also has closed a bunch of stores. Just in Delaware County they closed at least 3 within 15 minutes of where I use to love. They also closed a bunch of locations to the North. I believe most were in Connecticut.

I emailed Wawa and told them they need to expand into Michigan. LOL! They won't even expand West of Lancaster but that's only less than 12 hours to the Ohio/Michigan border. You'd have a better chance getting a SheetZ, they now have stores West of Cleveland.

Surprisingly, most large stores lease instead of own. WalMart, Dollar General, major drug store chains, supermarkets, etc. - even banks lease instead of own. Dollar General seems to be changing that. They just bought a Family Video near us and converted it into a stand alone DG.

btw, from May 2018, an amusing photo I took at a Wawa - a family of sandhill cranes. (As young as the colts are, I'm assumed they nested nearby.) I guess the Wawa logo makes them feel at home. Be careful around them and their younguns, they can be very protective and have the sharp beak to back it up.

When I see people nearby the Wawa (within 2 mls from there) paying to use their expensive Air Machines, I stop on my tracks and I tell them where to go and do it for free in State Of The Art Equipment !!!
Rip Off Gas Stations are a Dime a Dozen here in SW Miami

I was back in Delaware County last week which is the home to WaWa. There's a huge construction project underway to reopen the defunct railroad that closed in 1986 after over 130 years in service. That line ran from Philly to West Chester, with WaWa station in between. In 1986, they eliminated the part that ran from Elwyn to West Chester. WaWa station was demolished shortly after service ended.
The current project of restoring commuter rail service between Elwyn and WaWa, Pa. at a cost of close to $200 million is underway with a completion date in late 2021.
WaWa was chosen as the new terminal due to its proximity to the heavily traveled U.S. Route 1. The new ADA-compliant WaWa station will have high platforms, a sales office, ticket vending machines, and a passenger waiting room. SEPTA will also construct a new rail car storage facility at the Lenni station. WaWa station is estimated to have 500 commuters on a typical weekday.
